01 / Scope of engagement

What we administer, and what stays with you

Four written service areas, one agreed approval threshold, and a fixed monthly reporting cycle.

The engagement covers pricing reviews, maintenance coordination, guest support, and a monthly owner report. Each line has a named deliverable and a stated cadence, so both sides read the scope the same way.

Ownership does not move. The apartment title, the listing account, pricing authority, and the payout account stay in the landlord's name. We work inside the accounts you grant access to.

Read the four service pillars or send the property details.

02 / Scope

Four service pillars, kept in one operating ledger

Each row states the deliverable, the cadence it lands on, and what stays outside the scope. Routine repairs below the agreed amount proceed inside the approval threshold; anything above waits for your written confirmation.

Pillar Deliverable Cadence Outside scope
Pricing reviews Reviewed nightly rate with expected occupancy delta and the reasoning behind each change. Monthly Rate changes need your approval. Pricing authority stays with you.
Maintenance coordination Vendor dispatch, comparable quotes, and photo evidence filed on completion. 15 min 08:00–22:00 daily Capital works and purchases above the agreed amount need owner sign-off.
Guest support Check-in guidance, fault triage, and a resolution log stamped with times and channels. 15 min 08:00–22:00 daily We do not hold the listing account or the payout account.
Monthly owner report Occupancy, ADR, gross revenue, net payout in UAH, and aging maintenance items. 5 workdays after month end No sales or acquisition work. We act as a property management company, not an agency.

Sample figures from the reporting period sit in the pricing review table, and you can raise the approval threshold in writing at any time via the contact form.

03 / Pricing review

Before and after: what a rate review actually changes

Every listing is reviewed once a quarter. We compare the rate you are running today with the reviewed rate, state the difference in UAH per night, and set the occupancy band we expect at that price. Any change above 10% needs your written approval before a single calendar update is published.

Property Prior rate Reviewed rate Change Expected occupancy Approval state
Two-room flat, Podil, Kyiv 1,750 1,980 +13.1% 78–84% Approved, signed 12 Mar
Studio, Pechersk, Kyiv 2,400 2,280 -5.0% 71–76% Approved with cap
One-room flat, Lviv city centre 1,450 1,590 +9.7% 74–80% Awaiting your approval
Three-room flat, Odesa, Arcadia 3,100 3,100 0.0% 62–68% Declined, prior rate kept

Sample review cycle, Q1 2026. Rates in UAH per night, cleaning fee excluded. Each approval state above is repeated line by line in the monthly owner report. If a reviewed rate looks wrong for your street, request a second review and we will re-check the last 90 days of bookings.

05 / REVIEW REQUEST

Ask for a pricing review of your Kyiv flat

Send the listing link and your current nightly rate. You receive a reviewed rate band, the expected occupancy shift, and a written note on what we would change first. The listing account, pricing authority and payout account stay yours.
